Introduction for Real Estate Photography

Introduction for Real Estate Photography

Hi my name is Alex and I will be taking you through a photographer training tutorial where you learn the principles and techniques of real estate photography. Make sure you have your camera and tripod on hand so you can change settings accordingly and experiment with some of the techniques intermittently as we go through different processes and ideas.

Before we get started on the photography side of the job, we need to do a basic overview of best practices once you arrive at a property.

Firstly, it's important to remember that though there are formulas and rules of real estate photography that you'll be thinking about every shoot, every agent and broker has different preferences and goals, depending on their taste and the distinctive characteristics of the listing. Therefore after you've met the agent and gone through baseline introductions, ask them to give you a tour of the property so they can voice any specific shot ideas, angles are elements of the property they especially want to capture.

This will give you a good sense of their marketing goal and the layout of the house so you can mentally prepare for the forthcoming shoot. Don't hesitate to respectfully raise concerns if agent has a poor shot idea that you know won't work. In these situations you may want to take the shot and show them it's a bad idea rather than trying to describe why. Nonetheless, the ultimate goal is to give the agent what they want, so be compliant and experiment with bizarre ideas if necessary.

Sometimes you may even be surprised. After you've gotten a tour from the agent, start prepping the house for photos. This means turning on all light fixtures and lamps, pulling up blinds and hiding remote controls, Kleenex boxes, sponges and any other items inside that will show poorly in photos and make it difficult on your real estate image retouching company. For staged houses, you probably won't have to move anything out of the way but in properties where the homeowners are still living there, you may have to hide some personal items and declutter a bit. Remember you have a limited amount of time to finish the shoot, so if the house is overly cluttered or unprepared for shooting, ask the agent whether you should reschedule or if they're comfortable shooting the property in its present condition. There's only so much you can do and you're a photographer not a home cleaner/stager.

Do not spend more than 15 minutes prepping the property.

Do what you can within that limit, however moving heavy furniture, decluttering every room, sweeping etc are not your responsibilities. If you have time, avoid including the following items in your shots; bath mats, small carpets or mats on the kitchen floor, modems and bundles of cords, the homeowner's personal photos, toothbrushes, shampoo bottles and personal toiletries in general, trash cans, bedside alarm clocks, home phones, dog beds, litter boxes and anything else that will negatively affect the marketability of the listing. Usually these items can be gently move to the outside of the frame of the photo, then returned once you finish capturing the space. A note on blinds, in general all window blinds should be pulled up there are few exceptions to this rule, so leave the blinds up if;

A. The view outside is really unpleasant, for example there's a dumpster and industrial refinery, a chaotic construction site or anything else that would devalue the listing.

B. If the agent and insists for whatever reason, on leaving them down, you are after all working for them.

And lastly:

C. If the blinds are broken and won't stay level or pull up entirely. Sometimes excessively heavy blinds can be problematic and it's best not to risk pulling them off the wall. Leave the blinds down and twist them open so light can come through the windows. Other notes on prepping the house; make sure you remove security signs from the front yard before taking exterior shots, also hoses should be either coiled or removed from view.

Garage doors should be closed and garbage cans either moved into the garage or out of view. In kitchen's especially, make sure you double check for cabinet under lighting and turn the stove lights on. Dining room and breakfast table chairs should be tucked in even and orderly. Fans, fireplaces, TVs in any other kinetic features of the listing should be turned off. These objects will appear blurry and disorienting once the disparate exposures are fused by your real estate photo retoucher into an HDR composite.

What Does Real Estate Photo Editing For Airbnb Actually Improve?

Airbnb photo editing is the process of using software to enhance a property’s images. The great thing about this process is that it can be used to improve a range of image factors including:

Lighting & Exposure Correction

The first thing that short-term rental photo editing can do for you is to improve the lighting and correct any exposure issues. What this means is that you can brighten up dark interiors, making them look more inviting. It also means you can correct any window bloom issues where the light coming in from the windows overpowers the image. Lastly, vacation rental photo editing allows you to ensure that all the light in your property looks natural and appealing. This lighting especially important for your initial thumbnails. This is because thumbnail images help bring clients to your listing.

Color Correction

Real estate photo editing can also be used for color correction of your vacation rental photography images. This is really good news if you have photos that do not accurately portray the authentic tones of the walls and furniture in your property. Remember you want your images not only to be as appealing as possible but also as accurate as possible. This will prevent disappointment when clients arrive helping you to maintain trust and gain good reviews.

You can also use Airbnb photo editing to color correct your images. This can be particularly helpful in giving your short term rental property an inviting glow. It’s a simple changer but it’s also one that can just tip the scales in your favor.

Sky Replacement & Window Enhancement

Great thumbnails are crucial in the visually driven environment of short term rentals. That is why it’s also a good idea to use real estate photo editing for Airbnb to tweak your thumbnails making them as attractive as possible. Even small things that you may not be in control of such as dark or cloudy skies can impact the success of your images. That is why using photo editing to change cloudy skies to blue ones can also be very effective.

Object Removal & Decluttering

Clutter, even if it may be useful to your short term tenants, can be distracting. It can also make a property look smaller and untidy. The good news is you can rectify this with real estate photo editing and create a more premium appearance.

Vertical & Perspective Correction

When images of short term rentals feature crooked walls, and lines they instantly look less professional. This can put off potential clients both because of the issue of aesthetics and trust, so correcting these via short-term rental photo editing can ensure your images are as effective as possible.

How Better Photos Increase Airbnb Bookings

Professional Airbnb photos increase Airbnb bookings in a number of ways:

Higher Click-Through Rates

The first of the Airbnb listing photography tips that will help you increase bookings is to always have a strong thumbnail. The reason for this that a good thumbnail will help boost your CTR or click through rates. This means that more potential customers actually click through to your listing from the search results.

Improved Guest Trust

Another of the most important Airbnb listing photography tips is that better photos also improve guest trust. This is because images that look professional show that the owner is serious about their Airbnb, and that guests can expect a reliable description leading to a positive experience.

Better Perceived Property Value

Aesthetically pleasing professional Airbnb photos will always make it look like a more expensive property. This higher perceived property value helps guests understand and justify higher nightly prices. A strategy that can help Airbnb owners make more money per booking.

Increased Occupancy Rates

Last of all, you can use Airbnb photos for more bookings. This is because great photos help to generate more demand for your property. In turn this boosts occupancy rates. More bookings over time, means your both occupancy and profits rocket!

Common Mistakes in Airbnb Listing Photos

Now, let’s take a look at some of the most common mistakes in Airbnb listing photos, and why you need to avoid them.

 • Dark interiors – Dark and dingy interiors make your space look smaller and less inviting. This will put off potential renters.
 • Overedited HDR – Makes your space look fake and discourages trust. No one wants to get catfished on a short term rental.
 • Crooked angles – If you can’t be bothered to makes sure your images look professional, what else have you neglected? Crooked angles erode trust. Always avoid them!
 • Cluttered rooms – Too much stuff in frame give the property an unkempt look. Its suggests it’s not well taken care of or clean.
 • Inconsistent lighting – Makes images look unprofessional and makes clients query your professionalism.
 • Blurry smartphone images – Shows a lack of care and effort. Makes customers question the quality of your property, and whether you are trying to hide something about it.

Professional Editing vs DIY Editing

You may be wondering whether it’s best to have your vacation rental photography professional edited or whether to edit them yourself. Well, there are pros and cons to each option. Read about them below.

When it comes to DIY vacation rental photography editing, the biggest benefit has to be the lower cost involved. You can even use free apps to edit your Airbnb listing images. Although it’s important to ask whether this cost saving is worth the other sacrifices you may also end making. For example, it can take up to 10 hours to edit a batch of 20 images with DIY editing. Once you have put the effort in to learn the software, a task that can take a long time and that has a steep learning curve. Even when you have learned the software, that’s 10 hours of your time that could be better spent elsewhere.

However, with professional editing you can get the image back in 24-48 hours. All while freeing up your time and focus to run the other parts of your business. Consistency too tends to be of a much higher quality with professional editing, which helps to reinforce the professionalism and trustworthiness of your brand. Quality too tends to be higher with professional editing. This is because professionals pay for the full editing suites, allowing them access to more functions including HDR, and retouching. Again professional editing scalability wins in comparison with DIY as editing any more than 3 properties can be a real time-consuming chore, for the latter. Yet professional editing can handle hundreds of properties without issue.

What this means is that outsourcing professional image editing is the best choice for Photographers, Hosts, and Property Managers. For hosts, professional vacation rental photo editing means higher quality images that boost CTRs and bookings. For property managers, better images reduce a property’s time on the market and so costs. Lastly for photographers outsourcing professional image editing increases consistency, and productivity.
